Sea Aire Rentals and Vacation Homes provides most of the necessary forms and guidelines required for the vacation rentals online. Simply click the menu below for the appropriate form. All online forms require the use of Adobe Acrobat reader which is available as a free download from www.adobe.com.

* Unless specified otherwise, all rental rates are based on per person times number of guests each unit will sleep.

* All vacation rentals require an additional 10 percent South Carolina accommodation tax. Each vacation rental contract requires a $50.00 per person cleaning/damage security deposit. Any cleaning or repair charges will be billed against the total security deposit.

* Vacation rental contracts run from Saturday pm to Saturday am, except during June when contracts run from Sunday pm to Saturday am.

* Short term rental contracts are 90 day leases and are exempt from South Carolina accommodation tax. Each short term lease requires a $225.00 per person security deposit. Deposit is non-refundable in the event the lease is terminated early subject to South Carolina state law.

* Annual rental contracts are 1 year leases and are exempt from South Carolina accommodation tax. Each annual lease requires a security deposit equal to one month’s rental charge. Deposit is non-refundable in the event the lease is terminated early subject to South Carolina state law.

* Any transaction involving Sea Aire Vacation Homes is considered a transaction in Horry County, of the State of South Carolina. Any and all disputes, action at law, suit in equity or judicial proceedings for the enforcement of any transaction, agreement or provisions, shall be instituted in Horry County, South Carolina.

* Check in time is 3 pm. Appropriate towels, bedding and linens must be available at check in time.

* No fireworks are to be held or used on Sea Aire Vacation Homes property. The use of fireworks is illegal in North Myrtle Beach. If police are called to Sea Aire Vacation Homes property because of fireworks complaints, guest are subject to immediate eviction and forfeiture of all rentals, fees and taxes paid.

* Unit inventory such as (but not limited to) kitchenware, decorations, bedding and furniture is not be taken outside the unit.

* Parking at most properties is limited to 1 space per four guests. Each car must be stated on the Registered Guest List and display a Sea Aire Rentals and Beach Homes Parking Pass. Parking passes are available a check in. Sea Aire Rentals and Beach Homes will not be responsible for any towing/damage charges as a result of improper parking.

* The unit must be maintained in good order and left clean. A nice house appearance must be maintained at all times. The yard must remain litter free throughout the rental term.

* Trash must be bagged at least daily and placed in the nearest dumpster along the street. Trash will not be allowed to accumulate inside the house or the yard.

* There should be no excessive noise or disturbances. If a complaint is lodged with any police authority or if an agent of Sea Aire Rentals and Beach Homes is called to a property due to excessive noise, a 100 dollar charge will be deducted from the cleaning/damage security deposit for each occurrence.

* No pets of any kind are allowed. Visitors of residents or renters are not allowed to have pets on any of Sea Aire Vacation Homes’ properties.

* Air Conditioning unit must be set no lower than 78 degrees. If the Air Conditioning is on, windows and doors must be shut.

* Any damages observed upon arrival must be reported immediately to Sea Aire Vacation Homes at 843-361-7028.

* Should an accident happen, Sea Aire Vacation Homes must be immediately notified at 843-361-7028.

* No alcohol shall be held, possessed, or consumed by persons under the age of twenty-one.

* No alcohol shall be provided to persons under the age of twenty-one.

* Keg beer is not allowed on property regardless of age of guests. If keg beer is found on property, the entire group will be evicted and all rent, fees, taxes and deposits will be forfeited.

* When outside, beverages should be consumed from plastic cups.

* Unit is not to be occupied by more than the registered number of guests. Occupancy is limited to registered guests only and overnight guests are NOT allowed. If this policy is violated, the entire group may be evicted and all rent, fees, taxes and deposits will be forfeited.

* Rental agents, property owners, pest control and repair people may enter the unit for inspection and maintenance at any time.

* Maid service may be hired at anytime during rental term if unit is not kept clean and sanitary. All expenses associated with maintaining the unit in an acceptable manner wil be deducted from the security/damage deposit.

* Unit keys are to be left on kitchen counter by 10 am on check out day.

* If a check is returned for any reason, a 30 dollar charge will be assessed against the cleaning/damage security deposit.
